This is a hard one. I haven't really ever read anything that really came off as spooky or scary to me. Things just don't scare me easily. I'm the same way with movies. Only one has ever scared me enough to sleep with the lights on.
So off the top of my head, the only book that I can think of that gave me the heart-pounding effect of being scared would probably be "This Present Darkness" by Frank Peretti (one of my favorite authors). As a firm believer in spiritual warfare, demons & angels, and possessions this is an intense read. He describes everything so perfectly that it really starts to feel very real, like you are there and experiencing everything first hand.
It was "spooky" enough to make me jump quite a few times.
